Overview
The visible mover quote is only one part of a Dubai relocation. A complete budget can also include a refundable DEWA security deposit, activation fees, building or community administration, extra packing, furniture dismantling, cleaning, storage and overlap between tenancies.
Published market guides give a useful starting point: ServiceMarket cites about AED 1,000–1,200 for a studio, AED 1,200–1,500 for a one-bedroom and AED 1,800–2,500 for a two-bedroom local move. Treat these as orientation, not fixed tariffs. The inventory and access conditions determine the real quote.
What matters
Ask for a survey-based fixed quotation wherever possible. Count appliances, wardrobes, outdoor furniture, fragile items and boxes, and disclose stairs, long carries, service-lift rules and parking restrictions at both addresses. A low remote quote based only on bedroom count is more likely to change.
DEWA’s published move-in charges include a refundable security deposit of AED 2,000 for an apartment or AED 4,000 for a villa. The listed activation charge totals AED 155 before VAT components where applicable. If you already have a DEWA account, the Move To service can transfer the deposit and balance rather than treating the move as two unrelated requests.
Many Dubai communities require move-in or move-out permission. The fee may be zero, but missing approval can delay the crew and create paid waiting time. Confirm the permit, lift reservation and allowed moving hours before locking in a truck.
Practical checklist
- 01Create a room-by-room inventory
Include box estimate, appliances, artwork, plants and items needing dismantling.
- 02Get three comparable surveys
Give every mover the same inventory, dates and access information.
- 03Confirm building rules
Secure move permits, service lift, loading access and approved hours.
- 04Budget DEWA
Allow for the deposit or transfer, activation fees and any old-account balance.
- 05Identify optional work
List packing, unpacking, handyman work, appliance connection, cleaning and storage separately.
- 06Protect valuables
Carry passports, jewellery, medicines, data backups and irreplaceable items yourself.
- 07Keep a contingency
Set aside 10–15% for genuine changes rather than accepting vague open-ended charges.
Our method
We used current official DEWA service information and compared published Dubai moving-cost guides. Ranges are directional because home contents, access and scope differ. Refundable deposits are shown separately from consumed fees so the cash needed on move day is not confused with the long-term cost.
Dubai moving cost by home size
For a straightforward local move, published estimates commonly start around AED 1,000 for a studio or compact one-bedroom, rise toward AED 1,800–2,500 for a two-bedroom, and reach several thousand dirhams for larger apartments and villas. Fäm Properties publishes broader ranges of AED 1,000–2,000 for a studio or one-bedroom, AED 2,000–3,500 for a two-bedroom and AED 3,500–6,000 for a three-bedroom or villa.
The overlap is normal: two identically labelled homes can contain very different volumes. Survey detail matters more than the bedroom count.
Costs beyond the moving company
Utilities and deposits
DEWA lists a refundable AED 2,000 apartment deposit or AED 4,000 villa deposit, plus activation charges. Budget for cooling-account arrangements where a district-cooling provider or landlord process applies, and ask whether the previous tenant has closed the relevant account.
Cleaning and tenancy overlap
Many tenants book move-out cleaning, minor repairs or painting. A short overlap between homes costs extra rent but reduces the risk of rushing inventory, snagging and handover into one day. Decide whether time or cash is the tighter constraint.
Furniture and appliances
Custom wardrobes, wall-mounted televisions, complex beds and large appliances can require specialist dismantling or reconnection. Name these in the survey. A standard mover may position appliances without plumbing, electrical or gas connection.
How to compare mover quotations
Each quote should state crew size, truck allocation, packing materials, dismantling and reassembly, number of trips, insurance or liability terms, exclusions, VAT and overtime or waiting charges. Ask what happens if the inventory differs and who can approve a variation.
A written fixed price is strongest when built from an accurate survey. “Starting from” pricing can be reasonable for a small move, but it should still explain the assumptions.
A sample apartment budget
For a two-bedroom move, a planning budget might include AED 1,800–2,500 for movers, utility activation or transfer, cleaning, small handyman tasks and a contingency. Add the DEWA deposit only if a new deposit is required, remembering that it is refundable subject to account settlement. Add community fees only after checking the building; do not assume every permit is chargeable.
How to reduce the total
Declutter before the survey, move outside peak weekend hours if pricing differs, pack simple non-fragile items yourself only when the mover’s insurance terms allow it, and reserve access early. Reducing volume saves more reliably than negotiating a vague quote after the truck arrives.
Frequently asked questions
How much do movers cost in Dubai?+
Published guides suggest roughly AED 1,000–1,200 for a studio and AED 1,800–2,500 for a two-bedroom local move, with villas and complex moves costing more. Obtain a survey-based quotation.
What is the DEWA deposit when moving?+
DEWA publishes a refundable security deposit of AED 2,000 for an apartment and AED 4,000 for a villa.
Do I need a moving permit in Dubai?+
Many buildings and master communities require move-in and move-out approval. Check both addresses because rules, documents and lead times differ.
Are boxes included in a Dubai mover quote?+
Often, but not always. Confirm the quantity and type of packing materials, packing and unpacking labour, fragile-item crates and removal of used boxes.
How much contingency should I keep?+
Ten to fifteen percent is a reasonable planning buffer when the inventory is accurate. A vague quote needs more scrutiny, not simply a larger contingency.
